About us
Qrf is a Belgian real estate investment trust (GVV or BE-REIT) specialized in commercial real estate located in the city centers of Belgium and The Netherlands.
More specifically, Qrf is active in the acquisition, redevelopment and lease of commercial real estate focused on retail, consumer spending, leisure and culture.
Financing strategy
Qrf has established a financing strategy around two principles:
Qrf aims for a debt ratio of around 50%. In order to finance opportunistic investments, Qrf has the option to temporarily increase the debt ratio to 55%.
Qrf pursues an active hedging policy, which is always based on a conservative assessment of the long-term risks of interest rate risks.
Development strategy
Qrf recognizes that an important pillar to create value within a real estate portfolio is asset redevelopment.
Both within the existing real estate portfolio for under-utilised real estate, as well as for investment decisions, the redevelopment option can be a driver of added value.
